Real Estate Investing Spring and Summer

Planting Seeds

When you are seriously investing in real estate it is good to know the patterns that the property market follows. According to Don R. Campbell, President of the Alberta based Real Estate Investing Network, that pattern can be divided into investing seasons. Real estate investing spring and summer are the times that the economy is best suited for us to buy homes and manage our property.

In the spring season of property investing we start to buy as much real estate property as we can as it is time to plant the seeds that we will harvest in the real estate autumn. Do your homework to be sure that the property and homes your are looking to buy fit your system. Pay close attention to adding to your real estate property portfolio as this is the time the market is ripe with opportunities. The real estate spring economy will only last a few years so be sure to take advantage of the market to ensure you have plenty to harvest in the fall.

In real estate summer we see our investing efforts start to grow as the homes we buy in Spring begin to appreciate in value while their mortgages are being paid down by our tenants. Each summer day brings us a greater equity position in each property. We can add to that equity if we take this time to be investing in sprucing up our homes to prepare them for the sale market in the fall.

Another option in this economy is to refinance some of the property and take out cash. We can use that cash to buy an additional property or two if we want as we won't be taxed on that money until the property is sold.
